What to Expect When You're Inspecting

Along with the thrill of owning your own place come the worries about maintenance and what to do if something goes wrong. The very best place to start learning about your new home is at the home inspection. In varying areas, this process comes at different times, but in Westchester County, the inspection generally occurs after your agent tells you your offer has been accepted. Traditionally, the home inspection should happen within 72 hours of the accepted offer; it’s a way to show the sellers that you are committed to their property and interested in keeping the process moving.

When buying a home, the process can be both exciting and nerve-wracking. Knowing what to ask the inspector will make you more confident in your purchase while planning for future updates and replacements. Yes — all things have a lifespan, and some home elements wear out sooner than we’d like. Still, remember you’re buying the house, not just a boiler!

As a potential buyer, you might ask questions like, “What should I look for during a home inspection?” or “How can I ensure I’m making a sound investment?” In this general guide, we’ll explore the essential elements of home inspection and what to expect (when you’re inspecting). Whether you’re a first-time buyer or a seasoned investor, read on to make a more informed and confident decision.

Understanding the importance of home inspections

A home inspection is a critical step in the home-buying process, as it helps potential buyers uncover any hidden issues that may exist in a property. It is an opportunity to assess the house's condition thoroughly and decide whether it meets your needs and expectations. In Westchester, you may be looking for issues different from those in NYC or other parts of the country. Ask your inspector about radon, asbestos, septic systems, well water, and the various heating systems that are more common in this part of the country.

What to expect from your inspector

Many times, the inspector will include maintenance items or things to consider updating in the future. This makes the report look daunting. Make sure you review the topline and important items with the inspector at the inspection while things are fresh in everyone’s mind, and the inspector can point issues out first-hand if you have questions.

Common inspection findings in Northern Westchester real estate

Northern Westchester is a beautiful and upscale area known for its luxe homes and vibrant community. However, like any other area, no home is immune to common issues that can arise during home inspections.

Here are some of the typical findings that buyers might encounter:

  • Aging infrastructure: Some older homes may have aging plumbing, electrical, or heating systems that require upgrades or replacements.

  • Foundation cracks: Minor foundation cracks can be common due to the region's geological characteristics. It's essential to assess the severity of these cracks.

  • Roof wear and tear: The climate can result in wear and tear on roofs. Buyers may find that a roof requires repairs or replacement and if there is more than one layer.

  • Pest infestations: The lush greenery can attract pests. It's not uncommon to discover evidence of termites, ants, or other insects during an inspection.

  • Environmental concerns: Some homes may have concerns related to asbestos, lead paint, or mold. These issues must be addressed for safety reasons.

  • Aging septic systems: Properties with septic systems may require evaluation and potential upgrades to meet modern standards.

Special cases for Northern Westchester home inspections

Wells and well water

Private wells are a common source of water in Northern Westchester. Westchester County law requires that private well water systems (1) be tested (and pass) for primary, and (2) advise for secondary contaminants upon the sale of any real property, as well as leased real property. This is the seller’s responsibility. To that end, an inspector can visually inspect the exterior housing, the wiring, and the flow to determine if there are any mechanical issues with private wells.

Buried oil tanks

As a homebuyer in Northern Westchester, purchasing a home with an underground oil tank is one of the riskiest moves you can make. If the tank were to have leaked, or if oil contamination is found in the soil, the corrective procedure can be extremely expensive (and not likely covered by homeowners’ insurance). The good news is that properties with underground oil tanks are becoming rarer (a result of current homeowners removing them or filling them in).

Negotiating after the inspection

Once the inspection is complete, buyers will have a better understanding of the condition of the property. Hopefully you and your agent noticed some of the items mentioned above PRIOR to submitting your offer and accounted for updates and requested certain things of the seller in your offer. However, depending on the findings, negotiations may be necessary.

The prevailing guideline for ‘renegotiation’ is whether the inspector uncovers health, safety, or environmental issues. The items that are discovered and negotiable are generally those that could not easily have been seen when touring the home. Those items should have been considered when making your offer, i.e., the cracks in the driveway and the older windows.

Here's what you can expect to discuss with your agent after the inspection has been done:

  • Request repairs: If significant issues are uncovered, buyers can request that the seller make repairs before the sale is finalized. This negotiation is critical to ensure you get a home in good condition.

  • Price adjustment: In some cases, buyers may negotiate a reduction in the sale price to account for needed repairs or upgrades.

  • Credit at closing: Instead of repairs or a price reduction, the seller may offer a credit at closing to compensate for the necessary work.
